Feasibility & Development
Looking at the site, existing building and development potential before deciding what is worth pursuing and what may limit the project.

01 · About Teresa
Architectural Designer · LBP Design 2
I began working in architecture and the built environment in Shanghai and now have around 15 years of architecture and design-related practical experience across China and New Zealand.
My experience has never been limited to the drawing board. Over the years I have worked across project management, construction-site management, residential and land development, architectural design, Building Consent documentation, Quantity Surveying and cost-related work, as well as materials and construction coordination.
The projects themselves have also varied widely — from mixed-use commercial developments and apartments to standalone homes, townhouse developments and industrial buildings.
Working across different project stages and building types has shaped the way I approach design today. I tend to look at a project through its whole lifecycle: how an idea will be consented, how it will be built, how materials and costs affect decisions, and how the finished building will actually be used and change over time.
I see design as part of a much bigger building lifecycle.
02 · Building Lifecycle Experience
Looking at the site, existing building and development potential before deciding what is worth pursuing and what may limit the project.
Bringing design, regulations, Building Consent requirements and consultant input together rather than treating drawings as a separate task.
Project management and site experience mean I also think about how something will actually be built, how different people need to work together, and how a project keeps moving.
Materials, construction methods, availability and cost can all change a design decision. My Quantity Surveying and materials-related experience helps bring those considerations into the project earlier.

When additional capacity or professional support is needed, I work with trusted collaborators to help keep projects moving.

04 · Professional Partners
Different stages of a project may require different professionals and service providers. Where appropriate, I work with people and companies I know and trust.
